The Federal Housing Administration (FHA) guarantees loans for home buyers. The FHA requires a home inspection that meets their standards before they will approve a home loan. FHA home inspections must be performed by a certified inspector or appraiser. Inspections must evaluate a number of aspects of the property but each inspector may look at more criteria.
Hazards and Nuisances
Sinkholes, oil or gas wells operating near the property, excessive noise from traffic or industry, noxious smells, fumes or smoke, proximity to towers, gas lines and fuel storage tanks are all considered reasons for the FHA to deny a loan on a piece of property.
Underground storage tanks, pools, ponds, lagoons and stained soil are unacceptable. Proximity to dumps, landfills or other places where hazardous materials might be present is also unacceptable.
Grading and Drainage
The property must sit on land that allows water to drain away from the structure and not toward it. Areas near the structure with standing water are unacceptable.
Water and Sewage
Property must be attached to public water and sewage service or have the well and septic tanks inspected.
Wood Destroying Insects
Property must not be infested with insects and the wooden structure must not rest on the ground.
Private Road Access
Property must be accessible by road and on foot without requiring passage over a private road.
Floors must not have cracks, rot or water damage. Structural support must be sound.
Walls and Ceilings
Walls, framing and ceilings must be intact and structurally sound. Cracks, holes and water damage are unacceptable.
Holes, water damage and evidence of rodent infestation are unacceptable.
Basement and Foundation
The basement and foundation must be structurally sound without cracks, erosion or water damage. Basement and crawl space must be accessible for maintenance.
Electrical wiring, plumbing, heating and air conditioning systems must be in good repair and work correctly.
Lead-based paint is unacceptable.
